Bellwether Gate includes over 137,000 square feet of new structure development. Bellingham Gate was developed in 2006 by David Ebenal after several years of studying the overall potential of the Bellingham Bay waterfront. The primary focus included the Georgia Pacific site, Bellwether Peninsula and waterfront properties for environmental cleanup and growth. In March of 2006 after an extensive selection process, Summit Construction was selected as private developers by the Port of Bellingham for the Bellwether on the Bay Phase II development.

The Marina:
In June 2006, Georgia Pacific sold the property (valued at US$37 million) to the Port of Bellingham for $10 in exchange for assuming responsibility for the environmental cleanup of the property. The company retained a lease on the portion of the property occupied by the tissue mill operation until it closed down.

The Port and City of Bellingham are redeveloping 237 acres on Bellingham’s central waterfront that was formerly a pulp and tissue mill. A Master Plan has been approved to create a vibrant, mixed-use neighborhood with new parks and trails and thousands of new jobs. This large land area won’t change overnight; it will be redeveloped in phases over the next 40-50 years of investment and development before the project is completely finished.

The city and port have entered into a partnership to jointly clean up and redevelop the property, which is to be branded “The Waterfront District.” A general plan for the city’s waterfront was developed several years ago by the Waterfront Futures Group, and the new Waterfront Advisory Group has been convening to develop a more detailed plan focused on this particular site.

Adding to this newly formed public-private relationship, the Port of Bellingham and Summit pledged to a working relationship to further establish the health risks of the Bellwether Peninsula. Special attention to intend, panorama passageways, public access, commercial-grade and public amenities was key to the success of the project.

The site has stunning opinions of Squalicum Harbor Marina and the San Juan Islands. Along with Bellingham’s potential growth and it’s healthy community, Bellwether Gate will add to Bellingham’s national acknowledgment as being on” Best Place to Live” list.

The neighboring Bellwether on the Bay already includes two mixed-use agency structures, a hotel, with a variety of eatery and retail stores. The first phase of those improvements set up in 1999. Today 40 firms operate on the peninsula. Bellwether Gate’s addition has brought new ebullience and sustainable development issues for the peninsula community.
